Located on the seafront only 25 km from Zadar centre, this hotel is situated on 4,062 m2 of landscaped grounds. It has 35 rooms and 97 beds spread over 3 floors, with one room in the roof terrace on the 4th floor. These are 2-bed, 3-bed, 4-bed and family rooms.

 

Each room has a bathroom with a shower, air conditioning, TV, telephone, safe and a balcony with a view of the sea (3 rooms on the ground floor have a garden  view).

 

The rooms are oriented to the south and partly to the east. In the western part of the house there is a room for maids with a bathroom, which serves as a storage room. In the eastern part, there is also a storage space and a built-in wardrobe on each floor.

 

There is another room with a bathroom that serves as a private apartment for the owner of the pension, and it has exits to the staircase of the house and to the parking lot.

 

In the eastern part of the house there is also a large roof terrace with a view of the sea, on which there are outdoor air conditioning units.

 

On the ground floor there is a restaurant with a bar, sanitary facilities, reception, kitchen, oven with gas grill, 5 storage areas (one with a cold room), and a staff area with 2 toilets and 1 shower.

 

In the basement there is another large room with a bar, which we use for massage and relaxation next to the library. Although it is in the basement, the room has a large glass wall with a view of the sea.

 

The outdoor area of the ground floor is a large terrace overlooking the sea and the beach. Part of the terrace is covered with awnings, and part is under trees.

 

On the part of the terrace there is also the so-called pavilion, a covered area with a bar, tables and benches, a large TV, a bathroom and a small kitchen with a fireplace for grilling. Guests can sit comfortably there when it rains, without being restricted to the indoor area.

Steps from the terrace lead down to the beach. Halfway there is another storage area with a toilet, where guests can store their belongings for the beach. There are also two table tennis tables on a separate small terrace.

 

Behind the house, on the north side, there is a parking lot with enough space for guests' cars, but also enough space for a bus. For delivery, there is a separate public access road directly to the storage areas.

 

In the parking area, there are also auxiliary rooms: a cellar for cold storage things, a laundry room, a workshop, a boiler room, a gas tank, a back up generator in case of a power outage, a heating oil tank, solar panels for hot water and a biological waste purifier water.

 

In the area of the parking lot, oriented to the south, there is also a bowling alley.

 

Catering equipment meets industry standards and is in excellent condition. The rooms are simply furnished, but regularly renovated and maintained. All the joinery is Alu/PVC, and the windows and balcony doors have mosquito nets, partly shutters and partly blinds. The rooms are partly lined with parquet, partly with laminate and partly with tiles.

 

The rooms are cooled by air conditioners. For heating, oil-fired central heating has been installed: radiators have been installed on the ground floor and on the first 2 floors, and in all other rooms, preparation for connection has been carried out. In addition, there is a wood-burning fireplace in the restaurant.

 

There is no telephone line, but the telephone and internet are provided via a mobile line. At the reception there is a telephone switchboard to which all telephones from the rooms are connected.

The televisions are connected to a satellite receiver.

 

The house is connected to the HEP national energy grid and to the water supply. Drainage passes through a biological purifier, and from the kitchen also through a grease trap, and is discharged into an absorption well. Along with the property, there is also a drinking water tank for sale on a separate plot next to the highway."
