Descripción

On the slope of the settlement of Šentjungert, next to the mountain path to the mountain Gora and the church of St. Kunigunda, we have for sale a brick, residential weekend with exceptional potential to build according to your own wishes. The building has a net floor area of 92.5 m2 (with basement, terrace and attic), or 33 m2 of living space, and is sold together with land of 1.730 m2 (approximately half agricultural and half forest land). In addition to small vines (varieties: Izabela, Jurka) and berries, there are also apple, plum, peach, pear and cherry trees on the property. There is still enough flat space to arrange a larger garden.

Special features: Weekend with potential is actually an unfinished story waiting to be written to the end by the new owner. Access by car is possible, but it is more difficult and is organized along the public municipal road to the nearest house, and then along the paved road to the building. Legally, access is regulated by a registered easement. The yard part is filled with sand, it will be necessary to pave it accordingly. The building itself is mainly built of siporex without a finishing layer, and partly of wood. Electricity is brought to the building, but the connection needs to be activated (a new meter is needed). The building has three floors. It has a partial basement with a cellar measuring 7 m2. The living area is designed as one 30 m2 room - studio style, with an exit to an 8 m2 covered outdoor terrace and an internal one with a staircase to a 30 m2 unfinished attic (with standing height) with a balcony (4.5 m2) and another 10 m2 unfinished attic (without standing height).

The weekend is characterized by a specific, quiet and fairly remote location, which offers a lot of privacy and a wonderful view of the surrounding hills: Boč, Celjska koča, Celje, Malič, Gozdnik, Mrzlica.

Macro location: The mountain house is located just a few meters below the top of the mountain (569 m above sea level), on which stands the church of St. Kunigunda, which was built in the second half of the 14th century.Since there was no mountain outpost on the Savinjska route between Resevna and Gora Oljka, PD Žalec and his mountain group in the Local Community of Galicija decided to rent a cottage that stands a little below the church and convert it into a mountain outpost. The building was completely renovated in 1988, retaining its former appearance. The mountain home was officially opened on October 16, 1988. The home is open on Sundays and holidays. The mountain is a popular excursion spot in the Štajerska region between Celje, Dobrno and Vojnik. Despite the modest height and the partially overgrown top, we can enjoy a beautiful view of central Styria from the top. Views: To the east is a hilly world towards Vojnik, Šentjur and Kozjanska. We can see Konjiška gora, Boč and Donačka gora on the north side, nearby is the settlement Šmartno in Rožna dolina and Šmartinsko lake; in the south, the Savinjska valley with Celje, Petrovče, Žalec and Šempeter on the left bank of the Savinja and Griže and Prebold on the right bank at the foot of the Posavski hills with Malič, Bukovica, Hom, Gozdnik, Mrzlica, Golava, Rečka and Velika planina; to the west is the upper part of the Savinjska dolina towards Braslovče under the foot of the Dobroveljska plateau, and on the north side of the valley is the Ponikovska plateau with Gora Oljka, further west we see Menina, Rogla, Raduha and the peaks of the eastern part of the Savinjska Alps with Ojstrica; on the north side, Paški Kozjak is nearby, and Uršlja gora and Pohorje are behind.

The municipality of Celje is one of eleven municipalities in the Republic of Slovenia. It borders Vojnik municipality in the north, Šentjur municipality in the east, Štore municipality in the southeast, Laško municipality in the south and Žalec municipality in the west. The town of Celje is the center of the municipality and lies at the confluence of the Savinja and Voglajna rivers in the Lower Savinja Valley. Celje is a dynamic and developing city. It is the administrative, cultural, educational, economic, fair and tourist center of the region. The biggest tourist attractions are the Old Castle of Celje and the Duke's Palace, cultural and historical treasures of the city, which shine in their renovated image and bear witness to the rich history of Celje. Šmartinsko jezero and Celjska koča in the immediate vicinity offer many opportunities for relaxation, recreation and trips by bike or on foot.
