In an excellent and truck-accessible location in Celje, in a ground-floor business building on Delavska Street, we have available for rent a well-arranged combined space - a cold storage room with offices, with a total gross size of 600 m2 (552.6 m2 of usable area).

The new automatic liftgate provides access for trucks for delivery and removal of goods, and parking for cars is provided in front of the facility. The corresponding proportional share of the land in front of the building is 260 m2.

The building was built in 1966 and has a concrete construction. The ceiling height is 3.6 - 3.8 meters. Partition walls in the office area are made of knauf (possibility of rearrangement). The interior was completely renovated in 2022, so the space is ready for dedicated use as a cold store with cold panel walls 10 - 15 cm thick (plus regime), but otherwise it can also be used as a normal warehouse with offices and renovated sanitary facilities (M / W). Option: Ventilation openings are provided (no cooling system). Depending on the needs of the lessee, the cost of the investment in arranging adequate cooling is on the lessor's side. The heating of the two offices, the hallway and the toilet rooms will be arranged with an appropriate air conditioning system (lessor's expense), alternatively, it is possible to arrange the heating with city gas.

The building has adequate protection from the security service.

Lessor's condition for concluding a deal:

- Payment of monthly rent of 5.500 euros;

- Minimum rental period of 5 years with the possibility of extension;

- The rental agreement is concluded in a notarial document with split payment;

- The deposit amounts to: 1 x rent;

- The lessee undertakes to pay part of the agreed commission in a one-time amount of 500 euros + 22% VAT;

- The rent does not include current costs that the tenant takes over (electricity, water-sewerage, internet, telephone, building land and any and the cost of building insurance).
