The house is located on a sun-drenched hill with a beautiful view towards the west of the town of Laško. The center of the town, where all important institutions are located, is 1 km away by car or a 20-minute walk.
The house is modernly designed as a low-energy building (Energy class: passive house < 15 kWh/m2a) with quality construction and modern integrated elements.
The dimensions of the building are 11.0 m x 7.3 m. The ridge height is 7.4 m + 0.3 m above the level of the arranged terrain. The building is a freestanding three-story residential house (basement+ground floor+attic) with a rectangular floor plan design and a gabled roof with a slope of 38°. Structurally, the building is designed as a combination of two construction technologies: concrete construction of the basement and modular construction Lumar Prestige.
The basement is built traditionally with concrete perimeter walls and masonry partition walls. The foundation of the building is executed with ab piles of 60 cm in diameter and reinforced concrete foundation beams and a reinforced concrete foundation slab with a thickness of 20 cm.
The ground floor (and attic) with a net floor area of 89.05 m2 is modular and raised 30 cm above the level of the arranged terrain. The main entrance to the building is on the northwest side, through which we enter the spaces: entrance hall (6.32 m2), toilet (2.26 m2), utility room (3.42 m2), staircase (4.74 m2), bedroom (10.44 m2) and further into the central open-space living area with kitchen, dining room, and living room (37.98 m2) with access to a 23.89 m2 large terrace.
From the ground floor, stairs lead to the basement, which contains basement spaces with a separate entrance/exit. The net floor area of the floor amounts to 83.79 m2. Spaces: hallway with stairs (7.37 m2), cellar/bike storage (7.16 m2), multipurpose room (25.39 m2), storage (9.64 m2), bathroom (6.01 m2), hallway (2.09 m2), utility room (4.09 m2), terrace (22.04 m2).

The ground floor is executed in a large wall modular system Lumar PRESTIGE® where the components of the house were manufactured in the factory. All walls, consisting of a wooden frame structure, are double-sided covered with appropriate gypsum fiberboards. The perimeter walls are covered with thermal insulation facade. The walls already have installed electrical and plumbing pipes for the distribution of electrical installations. The lower layer of the wall construction on the ground floor is made of larch wood, which ensures a long lifespan of the house. The ceiling structure above the ground floor consists of factory-made ceiling elements with ceiling beams of 24 cm height. The ceiling elements are covered on the underside with gypsum cardboard panels and on the upper side with OSB panels.
The roof is covered with BRAMAC roofing, type KLASIK with GLAZURON finish. The roofing products are made of colored aluminum sheet.
The windows and balcony doors are in Wood/Alu design. The windows and balcony doors are equipped with triple-glazed insulating glass. All windows are fitted with automatic blinds from the quality Slovenian manufacturer Senčila Bled. The blinds are recessed, hidden behind the facade. The entrance doors are high-quality ALU doors from the renowned Slovenian manufacturer PIRNAR from the PREMIUM line.
The substrate for all floor coverings is a wet screed. Standard micro-reinforced classic cement screeds with previously laid thermal and sound (impact) insulation EPS are installed. The thermal insulation is laid in two layers, with the lower layer having horizontal distributions of installations. The floors are finished with ceramics and parquet. The floors - finished three-layer oak parquet from the largest European parquet manufacturer KÄHRS – type LECCO. The modular walls are bandaged, filled, and painted. Filling is followed by smoothing and double sanding of the surfaces of all walls and ceilings. All walls (except in sanitary areas where wall ceramics are located) and ceilings are finally painted twice in white.
The internal staircase is made of solid freestanding wooden steps provided by Mizarstvo Jezeršek from Gorenja vas, with over 30 years of tradition. The treads and risers of the stairs are made of solid oak wood 40 mm thick. On the sides, the treads are anchored into the supporting staircase stringer, which is also made of solid oak wood.
The building is connected to the public electricity network. The household connection has a nominal power of 17,000 W; which means tariff fuses of 1x3x25A.
The building is connected to the water supply network via a new water counter. The water connection is executed with a plastic pipe and connects to the local water supply. The drainage sewage connects to the external sewage system, which is routed through inspection sewage shafts to the public sewage system.
Fecal waters are drained through a connection shaft, which is located in the road. Fecal waters from the building are routed to the public sewage network. Storm waters from the roofs are discharged through sand traps into concrete shafts and further into the existing storm sewer. In all sanitary facilities, a Geberit system is installed.
The heating of the building is done with a split heat pump air/water with a nominal heating power of 5.8 kW (A7/W35), at an inlet air temperature of 7°C and an outlet temperature of heated water from the heat pump of 35°C. Underfloor heating is installed. Special attention is paid to the insulation of the underfloor heating pipes along external walls and building furniture. Control of the underfloor heating is managed by installation cabinets on each floor, with a separate heating branch for each room.
The heat pump from the manufacturer Vaillant has been selected, which is a compact energy center with a split heat pump consisting of an outdoor unit type aroTHERM VWL 75/5 AS and an indoor unit type uniTOWER 78/5 IS, which includes an integrated enamelled steel heater for sanitary water.
Ventilation is arranged with a central ventilation unit with energy recovery. Flexible ribbed PVC pipes with system sound dampers and standard wall ventilation grilles are used for installation. Air intakes are from the ceiling on the ground floor and from the floor on the upper floor. Air intake and exhaust are located on the facade of the house. The ventilation unit for the building is located in the technical room on the ground floor. The selected device is ZEHNDER, type ComfoAir Q350 with an air flow of up to 350 m3/h and allows for up to 86% heat recovery from the air in the room.
The building is designed to be protected from ground moisture, from atmospheric precipitation, and from water from household installations. The roof is designed to protect the building from water intrusion and also allows for controlled drainage of precipitation water. The external walls in contact with the terrain and those above the terrain, as well as internal walls with all openings and penetrations, are designed to prevent moisture and water intrusion into the interior of the building. The facade is designed to protect the building from moisture or water penetration into the interior. The foundation protection prevents moisture from penetrating the walls and interior of the building. The entrance and balcony doors and windows are constructed to protect against atmospheric precipitation. The household installations are designed to prevent freezing of water within them and condensation of moisture on the outer surface.
