Tkon, island of Pašman, newly built and luxuriously furnished house, villa with swimming pool with a beautiful view of the sea for sale. It is located on the northern slope of the hill, on the top of which is a unique cultural monument of zero category, the only living male Benedictine monastery in Croatia and on the Adriatic Sea, Ćokovac. A place of peace and meditation woven into a thousand-year-old stone building surrounded by pines and holm oaks.
From all the rooms of the house and the spacious terrace there is a view of the sea channel with a dozen islands and islets and on the other side of the channel the royal city of Biograd na Moru with a large marina for sailboats and motor boats. A similar, but much smaller harbor is located only 1300 m from the villa in Tkon. In agreement with the port authorities, it is possible to secure a berth for a ship up to 20 m long.
The villa itself, its architectural design, accommodation and sea view, and especially the quality and design of the furniture, appliances and equipment, leave every visitor breathless.
The villa is thermally insulated with a 15 cm thick layer, but the facade is additionally covered with Travertino Italian stone. For heating, a thermal block with underfloor heating is installed, while for cooling, three separate units of high-quality air conditioners are installed.
The net area of the closed area of the house is 91.55 m2, the height of the rooms is 3 m, safety glass fences are installed and there is a parking lot for 4 vehicles. All this on a plot of land of 578 m2.
The house has a kitchen with a dining room, a living room, two designed bedrooms and two bathrooms, a laundry room with a storage room.
There is an outdoor kitchen and grill on the outdoor terrace. The kitchen is lined with doors in the color of the woodwork, which is not visible in the pictures because it was recently installed. There is a bio-climatic pergola with lighting, a 1.80 m table and six chairs and four deckchairs.
The pool measures 8.10m x 3.40m and is heated by the Rapid system with automatic dosing Dinotec and a built-in Kobra stainless steel waterfall.
The yard is horticulturally landscaped with over 200 Mediterranean plants, mostly citrus fruits, and equipped with automatic irrigation. External LED lighting is installed. There is also a technical room for the pool, which also serves as a storage room for bicycles and deckchairs.

Tkon on the island of Pašman is a picturesque Dalmatian place, the largest on the island of Pašman, which is connected to the island of Ugljan by a bridge, so that two ferry lines, Biograd - Tkon and Zadar - Preko maintain a quality connection between these two islands and the mainland.
In Tkon there are three grocery stores, two butchers, a fish market, a pharmacy, a doctor's clinic, taverns and restaurants, cultural monuments with the most valuable Benedictine male monastery, landscaped and maintained sandy and stone beaches, cycling roads and mountain paths, viewpoints from which the view to the northeast - the Pašman Channel and Ravne Kotare, and to the southwest - the Middle Channel and the archipelago of the Kornati National Park. Numerous entertainment and sports events, in recent years, make this old fishing village one of the most sought-after Adriatic destinations.
